of the Indian Hills Homeowner's Association SUMMARY A meeting of the Indian Hills/Glen Eden Homeowner’s Association Board of Directors was held July 19, 2007, at the Community Center. In accordance with Article VIII, B of the by-laws, at least five directors were present when the meeting was called to order. ATTENDEES President,
Sophia Phillips, 1656 Comanche, 410 757 5906 DISCUSSIONS POOL The pool revenues were discussed in terms of guest memberships sold, and likely expenses for the year and the near future. Replacing the baby pool would require a complete removal of the old structure and a new build – nothing is salvageable. The committee is also investigating the cost of a temporary pavilion to provide shade over the area. The committee will get an estimate for the record to extend the pool to regulation 25 meters. The pool fences will be painted in the Fall. Since this is a very tedious and time-consuming job, the larger the turnout, the easier the effort for all. October 13 is the planning date. The tennis court fence is deferred to next year, but prior to any resurfacing. Certain grassy areas still get swampy during swim meets – seems to drain OK with routine use. GENERAL Estimates to wall-to-wall carpet the clubhouse with commercial grade is $3160 - $4396 (130 yd2). An estimate was received to clean, seal, paint, level low areas, and “sport face” the tennis courts. estimate $4,283. We should get additional estimates to see if this should be a dedicated line item in a future budget. Estimates for landscaping to remove all the water low spots around the clubhouse, re-do the community entry, $6,000 - $7,000. The Board agreed to have all the external lighting serviced – new bulbs, ballasts as needed, new sensors (lights are failing to day/night cycle). The Board will survey the asphalt curbs to see which need replacement and request County attention in terms of child safety, traffic control, and erosion control. It has been noted that residents are not always cleaning up after their dogs, particularly around the pool and clubhouse. Droppings have been noted around the pine trees, the fence, and on the sidewalk. A community meeting to present all the planned expenses October 25, 7:00. Kurt Riegel will be asked to set up a BGE meeting. A planner is needed for the community Halloween party to replace Kristy Lilly, who has set a very high standard for a successful gathering. TREASURER Suggested that the treasurer work to match expenditures against budgeted expenses. The Board will put together a long-term plan identifying community assets, debts, and long term maintenance and other expenses. Expenditures for this year are going to plan. The clubhouse mortgage is up for rate adjustment in 2010 (every seven years). Next Board meeting will be in September. The Pool Committee will meet August 6 at 7:30.
